Building a custom home is more than just putting up walls and pouring concrete. It’s about making a house that fits your way of living. At Sustainable 9, we’ve traded the "business as usual" construction headache for a streamlined, five-phase process that provides transparency, cutting-edge tech, and, of course, eco-friendly design.
Here is how we take your dream from a rough sketch to a stunning, sustainable reality.
The most successful custom homes start with a deep understanding of how you live. We start our partnership with a Residential Planning Questionnaire. This will help you explain your daily routines, like how you use your kitchen and what you need for a home office. In our first meeting, we will talk about your priorities. This will help us understand your needs and your style preferences.
We do a Macro Site Analysis by walking on your land with you. This helps us see how the sun moves, what the views are like, and the natural features of the site. This phase concludes with a Custom Project Brief – a clear roadmap that serves as the foundation for your entire build.
Once we have a solid foundation, we begin to define the physical character of your home. We believe in a "Whole Team" approach, which means we assemble our team of architects, interior designers, and project managers early in this phase so everyone stays aligned from day one.
Our team handles the essential Code Check and Verification and Micro Site Analysis to ensure your project is feasible and compliant with local regulations. Through exploring the outside shape, you will start to see the overall look and modern style of your home. This will change your ideas into a real design plan.
This is where your dream starts to feel real. During the Develop phase, we move from simple diagrams to detailed floor plans and realistic renderings. We want you to feel completely confident in the design. That's why we use 3D VR. You can walk through your home in virtual reality at full size before we start building.
This immersive experience allows you to feel the volume of the rooms and the flow of the layout. To ensure the project stays on track, we also conduct a Preliminary Pricing Exercise, giving you a transparent look at the investment required to bring the current design to life.
With the floor plan approved, we shift our focus to the fine details that make a Sustainable 9 home exceptional. We collaborate on everything from the Energy-Efficient Envelope Strategy to window functionality and custom railing designs.
Our team creates a coordinated set of Construction Documents that translate the design into a precise, buildable plan for our craftsmen. During this phase, we coordinate with the interior design team and contractors. We finalize the project budget and the construction schedule. This helps us avoid surprises when we start the work.
The final phase is where our planning pays off as we begin the actual construction of your home. We provide a complete set of blueprints to our expert construction team and stay actively involved throughout the entire build.
We visit the site often and manage the construction. This helps us check every detail to make sure we meet high-quality and eco-friendly design standards. We serve as your advocate and a resource for the project team, coordinating everything from submittal approvals to the final mock-up reviews. Our commitment to excellence continues until the day we hand you the keys to your new, high-performance home.
Building a sustainable, custom home is an investment in how you live for decades to come. If you’re looking for a partner who values transparency, innovation, and exceptional design, we’d love to start the conversation.
