What Is the DOE Zero Energy Ready Home Certification?

The DOE Zero Energy Ready Home (ZERH) certification is the U.S. Department of Energy's highest standard for new residential construction. Established in 2013 and continuously updated - with Version 2 now required for all single-family homes permitted on or after January 1, 2024 - the program sets the bar for what a truly high-performance new home should look like.

  • Superior Insulation and Air Sealing (2021 IECC): Insulation must meet or exceed 2021 IECC levels, installed at Grade 1 - no gaps, no voids, no compression. The home is blower door tested; in our climate zone, air infiltration must be 3 ACH50 or better.
  • High-Efficiency Windows: Window U-values must meet strict thresholds based on climate zone - 0.27 or better in Minnesota's zone - significantly reducing heat loss and heat gain compared to code-minimum windows.
  • High-Performance HVAC in Conditioned Space: Heating, cooling, and water heating equipment must exceed code efficiency minimums. All ducts and air handlers must be located in conditioned space - eliminating one of the biggest energy waste points in residential construction. 
  • EPA Indoor airPLUS Certification: Every ZERH must also earn EPA Indoor airPLUS certification, covering moisture management, pest entry prevention, HVAC filtration, combustion safety, and radon mitigation. The air your family breathes is taken as seriously as the energy your home uses.
  • WaterSense Plumbing Fixtures: All shower heads and bathroom faucets must carry the EPA WaterSense label for water efficiency.
  • Solar (PV) Ready: Every ZERH must include full PV-Ready infrastructure - conduit, reserved panel space, designated unobstructed roof area, and inverter wall space. The solar system has a home before it's ever purchased.
  • Electric Vehicle (EV) Ready: Under Version 2, homes must include a powered receptacle in the garage or designated parking area, with the circuit panel-labeled for EV charging. The home is ready for the car of the future.
  • Heat Pump Ready: Homes must include the space, utility connections, and configurations necessary for a future heat pump water heater. As heat pump technology becomes the standard, your home won't need to be retrofitted to take advantage of it.
  • Independent Third-Party Verification: None of this is assumed or self-certified. Every ZERH is verified and field-tested by a credentialed rater from a DOE-recognized Home Certification Organization. The energy model is run, the blower door is tested, and the documentation is filed.
